This Promissory Contract is part of your exclusive

fail to provide these services, you are entitled to terminate

I guarantee to provide you with the most complete
research and analysis of the property and pricing trends affecting
your home and I will assist you in determining the most effective
listing price. I guarantee to update this information in the
event of significant changes in local market conditions.
proceeds from the sale
I guarantee to provide you with
an estimate of the monies you will receive upon the sale of
your home. I also guarantee to update that information upon the
receipt of all written offers to purchase your home.
Home Features Flyer
I guarantee to design and distribute a
special flyer explaining the features of your home to prospective
buyers and to agents who work with buyers in your price range.
cooperative listing agreement
I guarantee to submit your listing
data to other local offices that work in cooperation with
our company in order to give your property maximum exposure.
for sale sign
I guarantee to place a For Sale Sign on your
property showing my telephone number so I will receive
phone calls for buyer pre-qualification.
open houses
I guarantee to arrange open houses to help merchandise
your home, when appropriate, and agreed to by you.
advertising — traditional
Advertising: I guarantee to review with you my local advertising
strategy and furnish advertising copy developed for your home.

Cincinnati and Dayton MLS system and Internet site.
timely feedback & quality communications
I guarantee to keep you informed as to
anything that is pertinent to you at all times
and make myself available to you for questions continually throughout
the listing period.
corporate coverage
I guarantee that our office will be staffed
six (6) days each week (except major holidays),
and that each of our agents will have updated and current information
on your home continually.
management availability
I guarantee that if for any reason
you have a question or circumstance that you
would like addressed by our Management Personnel, you will have
satisfactory access and immediate personal attention
purchase offers
I guarantee to present all “Offers To
Purchase” to you and assist you in all negotiation. I also
guarantee that once you have accepted an offer, that I will keep
